MTTR & MTBF Explained

What these metrics mean and how to understand them in reports

Click Maint CMMS gives you two important maintenance metrics in your reports.

Mean time to repair (MTTR) and Mean Time Before Failure (MTBF). These metrics show how quickly your team fixes problems and how reliable your equipment is over time.


MTTR - helps you track response and repair

The MTTR stats in Click Maint reports are gathered data from Reactive (unplanned) work orders that are completed. They don't include Predictive (scheduled) work orders. It's the amount of time it takes to repair a failed piece of equipment using the following calculation:

MTTR=

Total time to complete Reactive WOs / Number of Completed Reactive WOs.

For example:

  • WO1 - 5 hours

  • WO2 - 7 hours

  • WO3 - 4 hours

MTTR = (5+7+4) / 3 = 5.33 hours


MTBF - helps you track asset uptime and reliability

The MTBF stats in Click Maint reports are the time between the last Reactive work order and the next Reactive work order. They don't include Preventive (scheduled) work orders. It's the amount of time your asset is running before a failure occurs. MTBF helps understand asset reliability and is calculated in the following way:

MTBF=

Total time between Reactive WOs for asset / Number of Completed Reactive WOs.

Then calculate time Before failure for each asset:

Time between WO1 and WO2 = Created Date of WO2 - Completed Date of WO1

For example:

  • WO1 Completed: May 1 at 10:00

  • WO2 Created: May 3 at 08:00 → 45 hours

  • WO2 Completed: May 3 at 14:00

  • WO3 Created: May 6 at 09:00 → 67 hours

MTBF = (45+67) / 3 = 37.33 hours
